In today's market, biggest thing to remember for Sellers is that they can no longer afford to price their homes just based on past sales data with a little expected appreciation. That, for many years, was what Sellers wanted and received. Pricing the home at market or slightly below comps, it often sold quickly. Price the home a little higher, and then wittle it down if no traction gained until a Buyer "grabs it". Both of these methods ended up with similar nets after holdering costs.
NO LONGER!!!
Buyers have so many choices. The Buyer expectation has become, if the home isn't perceived at the best value, just wait a little bit as the price will reduce or another, better home will come onto the market.
This creates a VERY slippery downward slope for current sellers.
Buyers - this IS the market eveyone has been waiting for. Yes, mortgage payments can be expensive but there are some great deals to be had.
DON'T leave money on the table!
