Fighting Off the Flippers

This home had a lot of defects, yet Sellers didn't want to lose their shirts. They initially listed their home FSBO and then got attacked from every angle. I helped fight off the wolves (flippers) and install a process with showings to eventually find the right Buyer. I encountered a LOT of Buyers that were less than professional with this one!

Tired Owner - Rehabber

This home was in a state of remodeling for a long time. It was a decent home, just needed a few finishing touches. The owner was tired of working on it, it just needed to "go away". It didn't appeal to many, but it appealed to the family that bought it. I had many that told me why they wouldn't buy it - yet we still found a buyer for it!

Out-of-Area Investor

This rental was owned by an out-of-state investor, and it was no longer profitable. The Seller previously used the same broker for many transactions, and felt taken advantage of. I took over the whole project, sourced contractors to hire for repairs, then built a listing to receive multiple offers. Nice home for new owners - and Sellers saved money versus quotes from other Realtors too!

Relocation

Buyers needed a place to live ASAP - and need to close FAST, as their home had already sold and they would soon be homeless! After previewing more than 50 homes and putting offers onto more than 5, this nice couple found the home for them!

Flipper Needing Traction

Seller just wasn't getting the traction of Buyer activity they wanted in selling this home their "preferred" way. After consulting with them, I showcased how we could sell the home for less than it cost in going the way they had previously done! It took a little bit, but the Flipper was still able to make a handsome profit!

New!

Buyers wanted a new home but didn't want to just "accept" whatever the builder pitched. I helped the Buyer get all new appliances and managed the punch list in the defects in construction. Buyers were not able to attend any of the Builder events in buying their home - so I helped them through it!
